University of Virginia Children’s Medical Center Masterplan

The University of Virginia Health and Science Center initiated a masterplan study for the redevelopment of their KRKC site to consolidate all their pediatric facilities into a regional Children’s Medical Center. Recognizing that this campus will be a regional destination for pediatric care, the masterplan team was challenged to provide a development plan that would include a hotel for overnight stay of families and conferencing capabilities, educational retail space and an open space component for walking paths and gardens for those frequenting the facilities. Set on a 16- acre site, the project team developed a masterplan for 126,000 sf of pediatric facilites, 500-car parking area, 20,000 sf of retail and a location for a new 125-room hotel.

As part of the masterplan team, YU & Associates, role was to review the land use and infrastructure issues regarding the development of the facility, identify all site contraints as well as identify all regulatory permitting issues. Site circulation, parking, environmental contraints and utilities were assessed to develop an economical plan that would maximize the reuse of the existing facilities and minimize the environmental impact to the site. The final analysis included preparing preliminary construction cost estimates for program budget purposes.
